The firm
Founded in 2025 by Jamie Montag and Matt Morningstar, HavenIQ is a proptech service that keeps watch over short-term rentals and seasonal or vacant homes across Waterloo Region — so the people who own them don’t have to lie awake wondering if everything’s okay.
The idea came from an expensive lesson. A single undetected leak at the founders’ own rental property ran for weeks and cost $14,811 in one month’s water bill — and a second leak the following year pushed the total past $21,000 before either was caught. That was with eighteen years of construction experience behind them. The takeaway was simple: alerts on a phone aren’t protection. Someone has to be watching, someone has to decide what the signal means, and someone has to actually fix it.
That’s the model. HavenIQ pairs 24/7 monitoring of water, temperature, and device health with real human assessment and coordinated contractor dispatch — detection, assessment, action. A leak or a freeze gets handled, not just flagged at 2 a.m. while you’re three provinces away. It’s the difference between a smart sensor that beeps and a service that shows up.

HavenIQ is based at The Paris Collective. HavenIQ is early by design: the founders are signing up the first founding pilot properties now, working directly with owners to calibrate the system before a wider launch. For STR hosts, cottage owners, and landlords between tenants across Kitchener, Waterloo, and Cambridge, it’s a chance to be first.
